Don't hesitate to change because if you feel good about your surroundings, you'll probably feel good about everything else too.

The best way to start renovating is with good planning. Follow this handy checklist before you start breaking down walls.

1 It's important to evaluate your home and make a list of priorities.

2 Do your homework: look for its strengths and assess how to best highlight them. Consider which areas can be extended and improved – there's little to be gained from fitting a new kitchen if your roof is leaking or the foundation is crumbling, for instance.

3 Do some market research. What is the ceiling price for homes in your area? If you might decide to sell later it's vital to avoid overcapitalising on your home. Consult local estate agents for a clear market value so you can scale renovations accordingly to your needs.

4 Adding value doesn't necessarily mean extending and building new rooms; breaking down partitions can also help create a more comfortable space.

5 If your budget is limited, the most economical way to refresh and update your home is with a coat of paint. It also has the best investment/return on ratio.
